Meta Ads for Builders

What Are Facebook Ads for Builders?

Facebook ads for builders reach homeowners on Facebook and Instagram while they’re still deciding, months before they search for a builder.

Run well, they lead with something useful, like a cost guide, and stay in front of buyers until they’re ready to sign.

How Homeowners Choose a Builder

Across our builder clients, lead to signed contract takes 6 to 18 months. Meta is how you show up early.

  1. 01

    Research

Googling, asking ChatGPT, reading Reddit and watching other people’s builds. Nowhere near ready to call.

  2. 02

    Shortlisting

Down to three or four builders, looking for evidence and a clear process.

  3. 03

    Validation

Checking licences, reviews and contracts. Trust builds or drains away.

  4. 04

    Decision

They call the builder they trust most. Rarely the cheapest.

What Actually Moves Facebook Ads Results for Builders

  • One Build Type, One Lane

Great Dane Homes went duplex-only across its ads, guides and landing page. Its cost per lead halved, and the first seven-figure contract came 4 months in.

  • A Cost Guide That Qualifies

‘What a knockdown rebuild costs in Melbourne in 2026’ draws the buyer you want and turns away the rest. KGN’s guide downloads cost $19 each on Meta.

  • Retargeting on Your Key Build

Everyone who downloads, watches or visits then sees static and video ads on the one build you most want to sell, with the ask an enquiry or site visit.

  • The Owner on Camera

KGN’s founder fronted its ads instead of stock images. Project walkthroughs, before and afters and client stories carry the rest.

  • Pixel and Conversions API

Only 47% of custom and boutique builder sites had a Meta Pixel. We install it with the Conversions API, so Meta learns which leads go on to book.

  • Judged on Contracts

Contracts come from leads who downloaded months earlier. We judge Meta on cost per signed contract and give it at least 6 months.

The Builder Playbook: Lead Magnet, Retargeting, Nurture

Lakshane’s Meta playbook for builders runs in three layers. Each does a different job across a decision that takes months.

01

A Lead Magnet for Cold Audiences

A cost breakdown, inclusions list or knockdown rebuild checklist on its own landing page. The form asks build address, handover timing and the project, so every download can be qualified.

02

Static and Video Retargeting

Ads on your one key service, rotating walkthroughs, client stories, build updates and licence and warranty details. Small audiences keep this layer cheap.

03

A Five-Email Nurture

Delivers the guide, shares one insight, shows what working with you is like and answers a real concern. Only the fifth email asks for a 30-minute call.

KGN Homes case study

KGN’s architect referrals dried up when two partner architects went out of business.

We led with Meta and a founder-led cost guide, with Google Search in support, and built nurture for a six-month decision. Enquiries hit 5 to 6 a day within 24 hours.

Facebook Ads for Builders Questions, Answered

Do Facebook ads work for builders?

Yes, for builds people decide on slowly, such as custom homes, knockdown rebuilds, display homes and granny flats. They suit urgent jobs less, because those buyers search Google and call the same afternoon.

How much should a builder spend on Facebook ads?

Most builders start at $2,000 to $6,000 a month in ad spend. Give it at least 6 months before judging it on contracts.

What is a good cost per lead for a builder on Meta?

It depends on what you ask for. In KGN Homes’ campaign, guide downloads cost $19 on Meta and consultation enquiries $170. Cost per signed contract is the number that matters.

Do builder ads fall under Meta’s housing special ad category in Australia?

Not by requirement. Meta’s housing restrictions apply to advertisers in the US, or reaching the US, Canada or Europe. Advertisers elsewhere can opt in or out. Meta’s rules against discrimination apply everywhere.

Should we use instant forms or a landing page?

For custom homes and knockdowns we prefer a landing page with a multi-step form. Instant forms bring more leads at lower quality, and a poor lead wastes your estimator’s time.

Will Facebook ads replace architect referrals?

Keep your referrals. They’re still the best leads. Meta builds a second pipeline alongside them, and it’s one you own.

Should we run Facebook or Instagram ads?

Both, from one Meta campaign. Letting Meta choose placements usually costs less. If you want reels and finished-home tours to lead, see our Instagram ads for builders service.
