When we ran 65 live Australian service searches in July 2026, a local map pack appeared on every single trades search we tested. Not most. All thirteen. And on 41 of the 65 searches across all industries, three things sat above the first ordinary blue link, which put the first organic result at an average absolute position of 4.12.
For a building company that reorders the whole priority list. Your Google Business Profile is doing more work than your website on the searches that actually generate enquiries, and most builder SEO programmes have it the other way around.

What does Google actually show for building searches?
In our study of 65 live Australian service searches conducted on 31 July 2026, every one of the thirteen trades searches returned a local map pack showing three businesses. People Also Ask appeared on 92.3% of them. AI Overviews appeared on none. The first organic result across the full study sat at an average absolute position of 4.12, meaning three elements typically appear above it.

The practical translation for a builder: three competitors appear above your website before a customer has scrolled, and those three are chosen by Google Business Profile signals rather than by your site.
What should a builder fix first?
1. Your Google Business Profile
This is the highest-return work available to an Australian building company and most builders treat it as an afterthought.
Categories. Set your primary category precisely. “Home builder”, “Custom home builder”, “General contractor” and “Construction company” are different categories that surface for different searches. Add secondary categories for every service you genuinely offer.
Service areas. List the suburbs you actually build in. Vague coverage produces vague matching.
Photos of real projects. Completed builds, work in progress, your team on site. Building is bought visually and profile photos are seen before your website is.
Services with descriptions. Every service you offer, each with its own written description. This is a structured, machine-readable statement of what you do and it feeds both the map pack and AI recommendations.
Questions and answers. Populate it with the questions you actually get. If you leave it empty, someone else fills it.
2. Reviews that name the job and the suburb
Compare these two reviews:
- “Great builder, highly recommend.”
- “Built our four-bedroom extension in Camberwell, finished two weeks ahead of schedule.”
The first tells Google and any AI system nothing retrievable. The second maps directly to the searches you want to win. Ask every completed client, and prompt them to mention the project type and the location. Specificity beats volume.
3. A page per project type and per suburb
Builders routinely run one services page covering everything. That page competes for nothing. What ranks is specific:
- Custom home builder in [suburb]
- Home extensions in [suburb]
- Knockdown rebuild [region]
- Commercial construction [city]
- Duplex and townhouse builder [region]
Each page needs real content: completed projects in that area, the process, indicative cost ranges, timelines, and the council or planning considerations specific to that region. A thin suburb page with the name swapped is a doorway page and Google treats it accordingly.
4. Answer the People Also Ask questions
They appeared on 92.3% of trades searches, twenty times more often than AI Overviews, and almost nobody builds content for them deliberately. This is the cheapest visibility in Australian search.
The building questions worth owning:
- How much does it cost to build a house in [city]?
- How long does a home extension take?
- Do I need council approval for an extension?
- What is the difference between a custom builder and a project builder?
- How do I choose a builder?
- What does a fixed price building contract include?
Each deserves a direct answer of 40 to 100 words directly under a question-shaped heading, written so it makes sense when quoted on its own.
5. Publish cost ranges
Builders hate this and it is the single most searched thing in the category. Publishing a range with an explanation of what moves it earns the traffic, earns the trust, and pre-qualifies the enquiry before it reaches your estimator. Withholding it does not create a phone call. It creates a back button.
How hard is it to rank?
Easier than most builders assume.

A difficulty of 15 with pages ranking on roughly 32 referring domains is a target a real local building company can reach inside a year. Compare that to paying for clicks indefinitely and the case for organic is strong over a two-year horizon.
What about AI search?
Zero of the thirteen trades searches we tested returned an AI Overview. Building is not a category where AI Overviews are currently taking your visibility, and any agency selling you urgent AEO work on that basis should be asked for evidence.
That said, two findings do matter for builders.
Reddit appeared in the top 10 on 38.5% of trades searches. Community discussion now occupies page one slots that used to belong to businesses, and those same threads are what AI assistants read when someone asks for a builder recommendation.
When AI does recommend, it cites third parties. In the one AI Overview in our study that returned its sources, five of six were government, community, comparison or tool sites rather than the businesses selling the service. Being recommended means being written about, not writing about yourself.

What should you measure?
Stop reporting “we rank first”. On most Australian service searches, first organic means fourth on the page.

What are the common mistakes?
Chasing the website while the profile sits half-finished. Three map pack results appear above your site. Fix that first.
One services page for every project type. Competes for nothing, ranks for nothing.
Suburb pages with only the name changed. Google identifies these and they can actively hurt you.
Refusing to publish costs. The most-searched question in your category, and you have chosen to be absent from it.
No project photography. Building is a visual purchase and stock imagery signals you have nothing built to show.
Panic about AI Overviews. Zero appeared on the trades searches we tested. Spend that attention on the map pack instead.
What we recommend
Sequence it. Google Business Profile to completion, then a review process that runs on every job rather than in bursts, then project-type and suburb pages with real content and real photographs, then People Also Ask coverage, then cost transparency.
Most Australian builders will get more from four weeks of profile and review work than from six months of blogging, because the map pack sits above everything on the searches that matter and it is decided by signals that have nothing to do with your website.
